Wonderful villa with private beach in Poggio Pertuso
Wonderful villa built in Poggio Pertuso near Porto Ercole. The peculiarity of the property is the shape as it was designed by the architect Oreste, who paid particular attention to the brightness of the spaces, the important interiors and top-level finishes. Built in the Mediterranean woods, surrounded by pines and other plants of the area, it has two main views. The most important is the one facing the sea, with a panoramic view that offers a complete picture from the Fortress of Santa Caterina, Forte Filippo, Forte Stella, Porto Vecchio of Porto Ercole and Forte La Rocca to the port of Cala Galera that you can literally touch. On the other side you can admire in its vastness the Maremma countryside, Orbetello and the famous beach of "La Feniglia" with its dense pine forest and the beach up to Civitavecchia and beyond.
Built between 1968 and 1970, it was designed by the architect Oreste Martelli Castaldi. The villa in terms of size, articulation, harmonious insertion in the natural landscape where it stands, has materials and geometries which represents the Italian tradition with the influence of the organic architecture of the well-known American architect Frankl Lloyd Wright. The importance and value of this construction is evidenced by various publications in architectural magazines, by two monographs on the work of the architect Castaldi and historical and artistic guides of Tuscany and the Maremma. The institutional site of the Municipality of Monte Argentario also mentions this wonderful villa among the sites of artistic importance present in its territory.
Geometric movements with a triangular mesh are typical of Wright's architectural and we find them, as a guiding element in the plan, as in all the rooms of the villa. From the outside, these geometries create a beautiful articulation effect of the space that is combined with the use of natural materials such as stone, wood and iron. Wisely combined with the organization of the greenery, each room has views thanks to large windows that can be closed by beautiful wooden shutters sliding on tracks. During the day, the villa appears in all its magnificence while at night the lights that have been installed in significant points create a scenographic effect of harmonious balance between architecture and greenery around.
The villa is divided in three floors: a ground floor, a first floor and an attic apartment. The functional subdivision of the rooms is recognizable by the shape of the spaces: the octagonal body encloses the “day” rooms with a large open space living room, kitchen and other service areas. The sleeping area is organized on the elongated body, with a rectangular shape, and consists of 5 bedrooms per floor, each with its own bathroom.
Living area – There are two living rooms (one on each floor) but the one on the first floor is the most beautiful and bright. It overlooks the large and articulated terrace which looks like it meets the sea. The octagonal room has an exposed wooden beam roof with a fulcrum towards the center.
Sleeping area – The guest rooms are located on the ground floor and on the first floor. There are 5 bedrooms (on the ground floor) and 4 on the first floor all with en suite bathroom. The bathrooms are equipped with shower, toilet, bidet and sink. In the rooms there is always a built-in wardrobe. Both the bedrooms and the bathrooms all have windows overlooking the sea.
Both floors have terraces. The terrace on the first floor that runs along the entire sea-view front is structured with subdivisions created by flower vases delimiting each overlooking portion of each room. For every sector there is a table with chairs while a beautiful wooden seat runs along the edge. On the attic floor there is a delightful apartment of about 80 square meters with panoramic view and an independent terrace.
On the internal side, surrounded by various geometrically articulated terraces, there is the entrance accessible from a road, shared with another villa (which was part of a single complex which was later divided) and with a large parking area.
The parking area is on the street level of the villa. On the first floor there is a panoramic terrace with view of the sea.
In support of the equipment of the villa there is an exclusive outside space that leads from the road with a descent full of trees, Mediterranean woods to the sea. It is a small private park which have steps which leads directly and exclusively to the sea on a platform of about 30 square meters, above the rocks. This exclusive property is also equipped with outside lighting and drinking water.
